How much home can I afford?
Type your salary, what you already pay each month and your savings. See the highest home price and loan UAE Central Bank rules allow, the monthly payment, and what happens if rates rise.
The rules behind the number
All your monthly loan and card payments together, the new mortgage included, must not be more than 50% of your gross salary and regular income.
For a first home of AED 5 million or less, the loan can be up to 80% of the value for expats and 85% for UAE nationals (70% and 75% above AED 5 million). Second homes: 60% and 65%. Off-plan: 50%.
A mortgage can run for 25 years at most. The loan can be up to 7 times your yearly income for expats and 8 times for UAE nationals.
The Central Bank tells lenders to check you could still pay if the rate went 2 to 4 points higher. Most loans are fixed only for the first years, then follow the market.
Guidance only, not financial advice and not a loan offer. Lenders can and often do lend less than the maximum: they check your credit report, job, employer and the property's valuation. Fees here are estimates.
